100% of the rental amount is due at the time of booking.
Approx. 30 days prior to arrival we will contact you via e-mail and/or phone(used in initial booking) to confirm your scheduled arrival and reservation.

It should be noted:
In the unlikely event the automatic booking program misquotes or reaches an incorrect total, Cottage Gardens College Place, LLC will notify the renter (with provided e-mail and /or phone number on file) within 48 hours. You will be notified of the change and will have 24 hours from the time of notification to agree to the proper charges.

Renters acknowledge that Cottage Gardens College Place, LLC has the right to charge the credit card on file for damages to the home that are above and beyond normal wear and tear. Any loss or damage to any Cottage Gardens College Place, LLC property can be charged to your credit card including but not limited to the following: number of guests exceeds that which is listed for the property. Excessive cleaning/laundry or rearranging furniture that has been moved, replacement of missing items from unit (including towels), soiling of towels, linens and carpets, costs of cleaning beyond the normal, costs to replace keys and misuse of items belonging to the property. Excessive trash will incur charges.

Any cancellations made 90 days prior to arrival will receive a full refund minus a $100.00 cancellation fee.

Between 90-31 days
Cancellations taking place under 90 days and before 31 days will forfeit the initial 50% deposit unless the property can be re-rented for the “entire” time slot. If the property is re-rented a $100 cancellation fee will still be assessed.

30 days and under
Cancellations taking place under 30 days will forfeit total payment unless the property can be re-rented for the entire time slot. If the property is re-rented for the time slot a $100 dollar fee will be charged. We work hard to try and re-rent the properties and avoid cancellation charges.
All cancellation requests must be made in writing (fax or e-mail).

While we don’t want to deny you the ability to have day visitors to our properties we do insist that no large groups or family re-unions take place on any properties. This has, on rare occasion become an issue. We simply will not tolerate large groups. Large groups will be permitted however upon approval of management.  Large group is considered to be over 10 individuals.

CHECK IN/OUT TIMES:  In 4:00 PM Out 11:00 AM.
If the home is not rented and our cleaning crew schedule permits, we can try to extend check out time and allow an earlier check in time. You must call the office in advance to see if this option is available. Please note: Check in and out is based on Guests (and if our cleaning schedule allows) before and after your booking. The situation can change quickly.
Early check in and late checkout can never be guaranteed.

This rental property is a private residence and you agree to indemnify the owner(s) for any loss to the property or its contents that occur during your stay. The guest (principal signer) will be responsible for all damages accidental or malicious.

We do not give refunds for rainy or overcast days, hurricanes, mandatory evacuations during severe weather threats or for early departures. No refunds are made for power, cable or telephone outages, we will report the problem. We do not refund for appliance, plumbing, mechanical or utility failure.• Report all problems to the office and we will try our best to fix the problem.

We do not allow pets at any property.


Maximum occupancy is posted for each property on the Rates/Booking pages.
Exceeding those limits could result in eviction unless prior arrangements are made in writing. We will only rent to responsible adults. Adults cannot rent properties on behalf of underage guests. We do not rent to prom groups, school or graduation groups, fraternities or sororities or youth groups with or without supervision. Any use of the home for anything other than a family vacation must be addressed at the time of the reservation.

RV’S and campers are not permitted on the grounds of the house at any time, parking is not allowed on the street lawns or neighboring properties.
If additional parking is needed, vehicles can be parked up on Scenic View Drive.  Only one car per home is allowed and parking is outlined on our directions page.  No Parking on Valley View Terrace road way.  Any cars parked in the road way may be towed away at owners expense.  Room must be made available for emergency vehicles.

People bringing 4 wheelers and/or motorcycles are asked to exercise a few simple rules. The roads are private and homeowners are responsible for their upkeep. We ask that you avoid driving through the subdivision as much as possible. When you do ride through, keep your speed reasonable. People that cause damage to the roads may be evicted or charged for road repairs.

This property is patrolled by the City of College Place.

1. All dishes, pots and pans, silverware etc. Should be placed in the dishwasher and the dishwasher run/ or washed and dried for the unit that has no dishwasher.
2. All trash must be bagged and placed in the trash bin on the south end of the Lavender suite patio. Excessive trash will be subject to additional charges.
3. Please replace deck furniture where it was upon arrival
4. Please turn off all lights, close windows and lock property. Keys can be left on the kitchen table. Please set heat or A/C at conserving settings.
Homes left in an exceptionally dirty condition will be charged a minimum of a $100.00 cleaning fee.

* Noncompliance with the rental agreement, terms & conditions, occupancy rules, subdivision restrictions, guest rules, or pet restrictions any illegal activity or conduct creating a nuisance, waste hazard or disturbance are each grounds for immediate eviction without refund.
